The following items were discussed at the regular monthly meeting of the Stratford Town Council held on Wednesday, November 13, 2024.
Allocation of Canada Community Building Fund (CCBF) Projects
Stratford Town Council approved a resolution allocating the funds from CCBF to the following projects over the next 5 years as approved in the Town’s five-year capital plan:
• Community Campus Sports Fields and Amenities
• Active Transportation Trail Rosebank Road
• Waterfront Boardwalk Phase 2
• Community Campus Wellness Centre Turf Field
• Community Campus Wellness Centre Arena
The Town of Stratford has $5,407,616 in available funds from the 2024-25 to 2028-29 CCBF program. Additional funding will be required to complete these projects.
Application Previously Deferred
An application for an accessory building (a private detached garage), within the front yard of a proposed single detached dwelling to be located on PID 894519, 255 Sundance Lane, which was deferred by council at the October 2024 monthly meeting was approved following the necessary revisions to the application.
Commercial Building Addition Approved
A resolution was approved permitting 102111 PEI Inc., operating as Milestones, to construct a two-storey addition at 251 Mason Road. The addition will allow for a main level locker room and office space on the second level.
Permit-Ready Housing Plans
Stratford Town Council awarded, by resolution, the contract to develop a set of permit-ready housing plans. These plans, upon completion, will target missing middle housing types in the community and will allow developers to select from sets of pre-approved plans reducing their design fees and speeding up application times with an end goal of increasing the number of missing middle units. All other zoning and development requirements will need to be met for these applications to be approved. The successful respondent to the RFP is Formed Alliance Architectural Studio in the amount of $200,000 (HST excluded). The funding for this project is available through the Housing Accelerator Fund.
Text Amendments Approved and Adopted
Second reading and adoption of a resolution adding several text amendments to the Town of Stratford’s Zoning and Development Bylaw #45 was approved. The text amendments will allow stacked semi-detached dwellings in the R2 Medium Density Zone as a special permit use requiring council approval.
